On average our borrowers are making down payments of 5K to 7K and after repairs seeing at least 30 to 40K in appreciation. Just closed a loan for a young couple who bought for 89K, made 40K in improvements with a final value of 220K. Not bad! You can&#039;t do that everywhere but many states are prime for equity appreciation when you look at foreclosed properties.</description>

		<description>There certainly are lots of reasons as have been discussed. Now that robo-signing is not the issue I would expect the filings to increase significantly...especially with the governement ready to dump large packages to institutional investors - surely will bring prices down.

The issue for us in the real estate industry is to use financing tools like the FHA 203k to move what inventory is available. With inventory expected to rise, maybe sellers of distressed property wil get more realistic about selling at whatever market prices are.

If we do our job to help people be better prepared for a 203k transaction, the sellers will take those deals!</description>

		<description>The government listens to voters and donors and not necessarily in that order. It is time for those of us on thr front lines to get people to speak to the media, reply to articles, post blogs, etc. 

Just because there are those of us who will benefit from people buying houses in today&#039;&#039;s market does not mean that buying smart in today&#039;s market isn&#039;t the best thing for anyone who wants or needs to buy and who buys within their means. The deals are out there that&#039;s for sure!

It would be nice if the Government would listen to anyone in helping the middle class, however there seems to be too much money to be made from real estate foreclosures by some powerful investors with deep pockets. 

I remember back in 1974 when I purchased my first homestead which was a VA foreclosure; my incentive was purchase price of $12,000 for a 3/2/2, with closing costs as down payment, 3% fixed for 50 years, which made mortgage payments very affordable. At the time rents were twice my mortgage payment so I set a goal to pay off my mortgage in 15 years. It worked great.
